1. Lot Line Setback Requirements:
The structure must be set back at least 5 feet from all lot lines β except for the left side wall, which may follow an alternative setback detailed in βShelf Ready ADU Plan Sheet FSD.1.β
2. Distance from Other Structures:
The ADU must be at least 4 feet away from any other residential structures or accessory structures on the same lot, with no exceptions.
3. Use Restrictions:
These plans can only be used for projects within the City of Sacramento, and only if the property owner signs a Hold Harmless Agreement acceptable to the city.
4. Site Plan Requirement:
Applicants must provide a site plan and include it in the plan set before submitting the full application.
